STAGING BY
LINDA KELLY
Linda Kelly is a Realtor in Florida and Arkansas who determined a need for home staging services while living in Florida. It was determined there was a need for home staging services when there were many homes purchased by investors for the purposes of “fixing and flipping”. The investors needed to create the impression of a livable home and staging their properties seemed to be the missing ingredient to sell their real estate quickly … and for more than they bargained. Incorporating creativity from her past occupation, Linda recently proved this theory when she staged her own home for resale and it was under contract in less than one week, selling for more than asking price!
WHAT IS HOME STAGING AND WHY IS IT SO IMPORTANT?
Home Staging:
- Prepares your home for the market
- Enhances your home’s appeal
- Attracts the broadest range of potential buyers
- De-personalizes, neutralizes and updates your home
- Gets your property ready for viewing
- Helps potential buyers to envision your home as their home!
In a staged home, furniture, decor and accessories are placed in a way that illustrates the spaciousness and style of the home. First impressions are lasting impressions and staging sets the scene to create buyer interest in the property. When potential buyers walk into a staged home, they are more likely to picture themselves living there. Studies have confirmed that buyers spend more time in a staged home than they do in an empty one. Many buyers just cannot visualize an empty house as their next home. Staging creates the setting that allows the buyer to see themselves living in the home and entices them to make the offer. Home staging should be an important part of your overall selling strategy. Experts know that a well-prepared home will sell for the best market price and in less time than a competing, non-staged home.
